Q: We are receiving conflicting opinions about the prudence of making repairs to our Bay Area home for sale. The inspectors, one by one, provided an on-site verbal report. All the inspectors found a bevy of items that needed attention which, at first, alarmed us. However, each inspector expressed, “You can sell the house as is, in this market,” and that their findings were “no big deal.”

We moved forward with the Open House weekend expecting our seller’s agent to post the written inspections and reports once received the following Monday or Tuesday. To our amazement and dismay, the inspectors, who were so dismissive of their findings in person, wrote alarming narratives throughout each report and inspection. The interest in our property waned as our seller’s agent posted the written assessments online — so much so that we canceled the Wednesday deadline for offers and are planning another Open House weekend.
